Crawl Space Mold: What Causes It, How to Find It, and How to Fix It

Most homeowners never see their crawl space. It's under the house, probably not very tall, and there's rarely a reason to go in. That's exactly why crawl space mold is so common — and so often left alone until a home inspector or buyer makes it unavoidable.

In Metro Vancouver, crawl space mold is one of the most frequent issues we deal with. The region's rainfall, ground moisture levels, and older housing stock all contribute. If your home has a crawl space and hasn't been inspected in a few years, there's a reasonable chance something is growing under there.

What causes crawl space mold

The short version: moisture gets in and can't get out. Here's how that happens:

Ground moisture. Even with no plumbing leaks and no flooding, ground moisture rises constantly from soil. Without a proper vapor barrier — or with an old, torn, or inadequate one — that moisture evaporates into the crawl space air and condenses on the cool wood framing above.

Poor ventilation. Crawl spaces need airflow to carry moisture out. Blocked or insufficient vents keep humid air trapped against wood, giving mold the conditions it needs.

Plumbing leaks. Supply lines and drains run through crawl spaces in most older homes. A slow drip that would be obvious in a finished basement often goes unnoticed in a crawl space for months or years.

Drainage issues. If your yard slopes toward the house, or gutters discharge near the foundation, water can pool against the foundation walls and seep in.

How to tell if you have crawl space mold

The obvious way is to look — but since most homeowners don't go in, the signs often show up elsewhere:

• A musty smell coming from floor registers, near the perimeter of the house, or when the HVAC runs
• Floors that feel soft or spongy in spots — a sign of moisture damage to the subfloor
• Increased allergy symptoms or air quality issues inside the house, since crawl space air moves upward into living spaces
• A home inspector flagging it — the most common way people find out

If you're buying a home in Metro Vancouver and it has a crawl space, insist on a proper crawl space inspection. It's one of the areas inspectors sometimes only partially access, and conditions in the far corners can be very different from what's visible near the hatch.

What a proper fix involves

Crawl space mold remediation typically covers:

• Full inspection with moisture readings at the joists, rim joists, and sill plates
• Removal of contaminated insulation if it's trapped moisture or grown mold
• Treatment of affected wood with antimicrobial biocide and HEPA cleanup
• Vapor barrier repair or replacement — the right way to stop ground moisture
• Vent assessment and correction to restore proper airflow
• Drainage recommendations if exterior grading or gutters are contributing

Treating the mold without fixing the moisture source is a short-term fix. We see homes that had crawl space mold "cleaned" but no vapor barrier installed — and the mold came back within a year. The remediation and the moisture correction need to happen together.

How much does it cost?

It depends on the size of the crawl space, the extent of the mold, whether insulation needs replacing, and what moisture corrections are needed. Small to moderate jobs typically run in the low thousands. Larger or more severely affected spaces can run higher, especially if insulation replacement and full vapor barrier installation are involved.
