Why Burnaby attics are so prone to mold

Metro Vancouver receives some of the highest annual rainfall in Canada. From October through April, warm, humid air inside homes constantly tries to escape upward. In a well-ventilated attic, that air moves through the soffit vents, up across the roof deck, and out the ridge vent. In an attic where the soffits are blocked by insulation, the baffles are missing, or the ridge vent is undersized, the air gets trapped. It condenses against the cold plywood sheathing and creates chronic moisture.

Common aggravating factors in Burnaby homes include bathroom fans or kitchen range hoods venting directly into the attic rather than through the roof (illegal under BC Building Code but common in older homes), insulation that has been piled directly against the soffits, and homes with original ventilation designed for a different era of construction. Newer homes in Burnaby and Coquitlam have occasionally been found with attic mold within 5–10 years of construction due to inadequate ventilation installed during the build.

What attic mold actually looks like

Early-stage attic mold appears as dark, speckled staining on the underside of the plywood roof decking — often described as a "peppery" appearance. The staining typically starts near the peak or around roof penetrations like plumbing vents or bath fan exits, then spreads across the bays between rafters. Rusted nail heads are another reliable indicator: the oxidation means the wood in that area has been consistently wet for an extended period. In advanced cases, the entire visible underside of the roof deck is covered in dark growth, and the insulation below may also show contamination.

Treating vs. replacing the sheathing

In most cases, Burnaby attic mold is a surface colonization of the plywood sheathing and rafters — it can be mechanically removed and treated without replacing the structural wood. The treatment involves HEPA vacuuming to remove loose spores, wire brushing or media blasting of stubborn growth on wood grain, biocide application, and encapsulation coating where appropriate. If the sheathing has been wet for years and has begun to delaminate, soften, or show structural compromise, replacement becomes part of the scope. The ventilation fix matters as much as the mold removal
