Trusted Crawl Space Mold Removal in Vancouver, BC
East Vancouver's pre-war heritage homes — particularly in Grandview-Woodland, Cedar Cottage, and Hastings-Sunrise — have some of the oldest uninspected crawl spaces in Metro Vancouver. Homes from the 1900s–1920s were built with open crawl spaces that were never retrofitted with vapor barriers. Over a century of ground moisture exposure means these spaces frequently show significant mold on floor joists, sill plates, and rim joists.
Grandview-Woodland and Cedar Cottage heritage craftsman homes from the 1910s–1920s are our most common Vancouver crawl space source. These spaces haven't been properly inspected in years — or decades — on many of these properties. The combination of age, original construction, and Vancouver's year-round moisture means finding significant mold on the floor joists is the rule rather than the exception in these crawl spaces.
Questions About Crawl Space Mold Removal in Vancouver
My East Van heritage home is from 1915 and has never had the crawl space inspected. What should I expect?
Expect to find a crawl space with no vapor barrier, floor joists that have had 100-plus years of ground moisture exposure, and almost certainly some level of mold on the sill plates, rim joists, and lower sections of floor joists. The question is usually the extent and depth of colonization — surface mold that's treatable in place versus deep penetration that's compromised the structural integrity of the wood. An inspection with photos tells you exactly what you're dealing with.
Is it normal for Vancouver real estate agents to disclose crawl space mold?
Known material defects must be disclosed in BC real estate transactions. Crawl space mold in older East Van heritage homes is common enough that experienced agents and buyers typically expect it to be addressed or disclosed. Addressing it proactively with documentation is much cleaner than having a buyer's inspection uncover it as a surprise.
How do you install a vapor barrier in a very tight heritage home crawl space?
Carefully and thoroughly, in a confined space with sometimes very limited clearance. We use 10–20 mil reinforced poly for longevity, overlap seams properly, tape them, and run the barrier up the foundation walls 150mm. We document the complete installation with photos so you have a visual record of the finished work.
